If someone is injured at your house, there are two coverages that potentially come in to play: medical payments and personal liability. Medical payments will pay up to the policy limits (typically $5k) for anyone injured on your property, no questions asked. If treatment for the injury is greater than $5k, then your personal liability coverage comes into play. However, negligence by the policyholder must be proven in order for this coverage to pay out. What are the most important coverages on a condo policy?

Condo and townhome policies are different than a regular home policy, mainly because there is typically an HOA policy that covers the exterior of the structure. Here are the 4 most important coverages when insuring a condo/townhome:

1. Dwelling coverage- although there is a policy covering the exterior of the building, you are still responsible for the drywall in. Dwelling coverage pays to repair drywall, flooring, and appliances damaged from a covered loss.

2. Personal property- covers all of your furniture, clothes, electronics, and other property that is not permanently attached to the structure.

3. Loss assessment- if the HOA decides to put a new roof on the structure, they will often issue an assessment to the homeowners. This coverage pays your portion.

4. Personal liability- if someone is injured at your home, or you cause damage to your neighbors unit, this will pay for the damages.

If my HOA levels an assessment, does my condo insurance pay for it?

If damage is done to the building from a covered loss such as hail, fire, or wind, "loss assessment" coverage comes in to play. It will pay your part of the assessment up to the coverage limits, and normally only costs a few dollars per year. 
Unfortunately for condo owners, coverage does not extended to assessments caused by wear and tear issues, such as needing the parking lot repaved or the building repainted.
