If someone is injured at your house, there are two coverages that potentially come in to play: medical payments and personal liability. Medical payments will pay up to the policy limits (typically $5k) for anyone injured on your property, no questions asked. If treatment for the injury is greater than $5k, then your personal liability coverage comes into play. However, negligence by the policyholder must be proven in order for this coverage to pay out. What are the most important coverages on a condo policy?

Condo and townhome policies are different than a regular home policy, mainly because there is typically an HOA policy that covers the exterior of the structure. Here are the 4 most important coverages when insuring a condo/townhome:

1. Dwelling coverage- although there is a policy covering the exterior of the building, you are still responsible for the drywall in. Dwelling coverage pays to repair drywall, flooring, and appliances damaged from a covered loss.

2. Personal property- covers all of your furniture, clothes, electronics, and other property that is not permanently attached to the structure.

3. Loss assessment- if the HOA decides to put a new roof on the structure, they will often issue an assessment to the homeowners. This coverage pays your portion.

4. Personal liability- if someone is injured at your home, or you cause damage to your neighbors unit, this will pay for the damages.

3 quick tips for saving on home insurance:

1. Go with a higher deductible- Companies look at the number of claims you have had when determining rates, not how much was paid out. If it doesn't make sense to file a lot of claims, it doesn't make sense to have a really low deductible.
2. Review every 1-2 years- Most companies raise your coverage every year automatically, even though the reconstruction cost of your home has gone down
3. Make sure that you get a quote with both your spouse and yourself as the primary: Companies take credit into account. If your wife or husband has better credit than you, it is probably cheaper to have it in there name.

Here are some quick tips:
1. NEVER admit fault. Even if it was mainly your fault, the insurance company could still assign partial blame to the other driver
2. Call the police, unless you are on private property because they won't come
3. Take pictures of the damage
4. Get all pertinent information at the scene, such as drivers license, license plate, and insurance information. Also exchange phone numbers
5. If you believe the other party to be at fault, you file a claim with their insurance company, not the other way around.
